Just 17 of the 1,336 homes in foreclosure that offered for auction in Modesto, Merced and Stockton last month actually sold.

Real estate analysts say the deep discounts on those properties still aren’t attracting buyers because homes in foreclosure often have unpaid mortgage debt in excess of their current value.
